Collection Standard

The Standard Collection consists of five proven designs with areas ranging from 32 m² to 117 m². We treat them as a starting point, not a finished product: the shape, technology, and technical standard are ours, you arrange the interior with our architect: you move partition walls and change the window layout, and each change is priced individually. Prices start at 194,200 PLN gross, the facade is made of Scandinavian spruce boards, and finishing is available in three standards — up to turnkey.

The foundation slab — material and execution — is included in each of these prices. Outside the house price are the plot, connections, earthworks, construction manager and surveyor, and transport; we have grouped them in additional costs.

Three are single-storey, two have a usable attic.

Instead of asking “how many square meters,” start with what stage of life you are at. Bory Compact (32 m², start / investment) — ideal for a start or investment. Maximum functionality in minimal space. Bory Classic (56 m², bestseller) — classic shape, modern interior. Bestseller for couples and smaller families. Bory Simple (86 m², barrier-free ground floor) — single-storey comfort without barriers. Separate office and spacious living room with terrace access. Bory Premium (90 m², two levels) — two-level space. Mezzanine, large glazing, and parents' zone. Bory Elite (117 m², flagship model) — our flagship. Four things: wall layout — we move internal walls and change the room division within the existing structure; windows and doors — placement and size of openings, according to cardinal directions and views from the plot; facade — type of wood and board color or PVC or aluminum joinery; finish standard — raw closed, developer, or turnkey, with material packages. We make changes within the prefabrication system, so they do not reduce the technical standard or extend the assembly deadline. Scope of decisions, not quality of execution. In the Standard collection you change the layout of walls and windows, and you can order finishing up to turnkey — five designs (32 m²–117 m²) from 194,200 PLN gross. Bory One is a ready design without changes, in exchange for a lower price and shorter decision: four single-storey houses (44.39 m²–104.20 m²) from 199,900 PLN gross, in two standards. Yes — turnkey is the highest of the three available standards: a house ready to move in, with floors, painting, bathrooms, and a custom kitchen. The full range of all three: Shell closed — foundation slab and C24 frame, roof and facade, triple-glazed windows; Developer — everything from the shell stage, PUR insulation 15–20 cm, heat pump, and dry screed; Turnkey — floors, painting, bathrooms, custom kitchen, lighting, and fittings. In each, you get a foundation slab, a C24 wood structure cut to size in the hall, a cost estimate and schedule before the first payment, and one supervisor managing the investment. Assembly of prefabricated elements on the plot takes 2–14 days, and production to developer standard 3–4 months. The longest are formalities before start — from 3 to 6 months, depending on the plot status — and the production queue is currently about 6 months, so the place in it is reserved in advance. In wooden frame technology with certified C24 wood. Walls, ceilings, and roof are prefabricated in a hall in Okoniny Nadjeziorne and assembled on site — hence assembly counted in days, not months, and no technological break for wet works. Houses are year-round, in WT 2021 standard: PUR insulation, triple-glazed joinery, heat pump, and underfloor heating. Details are described in technology page i technical standard.
