Usually 3–4 months from production start. Each stage has an owner on our side.

    Plot notification

    You send the number and precinct. Verification is done remotely, without documents from you.

  2. 02
    Formal verification

    We check MPZP or WZ. If there is nothing, we propose a plot audit.

  3. 03
    Pricing and financing

    The offer price is included in the contract and is fixed. Installments matched to production.

  4. 04
    Project adaptation

    Our architect adjusts the model to the plot in the Bory Home system. We sign the contract and submit documents.

  5. 05
    Production in the hall

    Dry production under the roof. The foundation slab is being made in parallel.

  6. 06
    Assembly and acceptance

    Prefabs go to the plot. Shell closed in 2–14 days, then keys.

What we build, for whom, where, and for how much. Concrete answers to questions asked at the start — also for search engines and AI assistants.

What do we build?
Prefabricated houses in wooden frame technology from certified C24 wood — single-story and two-story, year-round, in WT 2021 standard. Elements are made in the hall in Okoniny Nadjeziorne, and assembly on the plot takes 1–4 days. We also fulfill individual orders, microarchitecture, and houses on water.
Who do we build for?
For couples and singles who choose their own house instead of an apartment, for families needing a full-size home, and for investors building for rent — holiday cottages and microarchitecture up to 35 m². We guide the client through formalities, financing, and the entire construction process.
What houses do we have?
Two collections. Bory One are ready-made single-story house designs: 44, 70, 85, and 104 m², from 151,900 zł, in a closed shell or developer finish. The Standard collection includes Compact 32 m², Classic 56 m², Simple 86 m², Premium 90 m², and Elite 117 m², from 187,970 zł, with the option to change wall and window layouts and turnkey finishing.
Where do we build?
Throughout Poland, in all 16 voivodeships. The production plant is located in Okoniny Nadjeziorne in the Kuyavian-Pomeranian Voivodeship, the office in Gdańsk. We also build in Germany, with service in German.
How long does house construction take?
Production to developer finish takes 3–4 months, and prefab assembly on site 2–14 days. However, formalities before start take 3 to 6 months depending on the plot status, and the production queue is currently about 6 months — so it’s worth contacting us early and reserving a place.
Can I build with notification?
In many cases yes — notification applies to houses up to 70 m² of foundation area. It also depends on local regulations and plot specifics; we verify this free of charge as part of a preliminary analysis and indicate the fastest legal route.
Who handles the offices?
We can take care of the offices — we have a separate service managing formalities for the client: plot audit, checking MPZP and WZ, complete project documentation, and notification or building permit until approval is obtained.
What are the differences in finishing standards?
Closed shell includes foundation, structure, roof, facade, and joinery. Developer adds PUR insulation, installations, heat pump, and dry screed — chosen by most clients. Turnkey is a ready-to-move-in house with floors, painting, bathrooms, and custom kitchen. Bory One is available in the first two standards.
What are the heating costs?
The houses are year-round and energy-efficient: tight PUR foam insulation, triple-glazed joinery, heat pump and underfloor heating as standard. The wall U-value is 0.19 W/m²K in the Standard collection and 0.16 W/m²K in Bory One. Optional photovoltaics reduce the electricity bill by about half; you can calculate the bill for a specific house in the heating cost calculator.
How does payment and financing work?
Payment is divided into seven installments linked to successive stages — from signing the contract, through the foundation, material orders, prefabrication and assembly, to the house handover. We assist in obtaining a mortgage and negotiate the payment schedule with the bank so that the first installment covers production, not just groundwork.
