Definition

What is Bory One?

Bory One is a series of ready, optimized prefabricated houses designed according to clear rules. It is an offer for people who prefer a sensible choice instead of hundreds of decisions.

Note

This is not an offer to "make a house however you want." You buy a product, not a "process still being figured out."

Each design has a specific functional purpose
Each size meets real needs
Each house is a single, refined choice — without endless modifications
Core value

Why only ready designs?

In the Bory One collection, we do not change the layout of walls or the placement of windows. Not because it is "impossible," but because this eliminates the biggest problems in house construction. The exterior finish is your choice: the color and thickness of the plaster and the color of the window joinery.

A fixed design means:

No costs for individual design
No months-long approvals
No surprises on the construction site

Each house is:

Functionally thought out
Production tested
Designed for prefabrication
Rules

On what principles does Bory One operate?

The philosophy is based on simple assumptions.

Rule 01

Minimum decisions

You don't have to decide on everything. The most important and hardest choices have already been considered for you by architects.

Rule 02

Constant standard

No structural changes allow maintaining a very high standard (heat recovery ventilation, heat pump) at an attractive price.

Principle 03

Predictability

You know exactly what you are buying, at what standard and under what conditions. Price and deadline are known from the start.

Principle 04

Life stage

Each model in the collection corresponds to a specific life situation (single, couple, family), not the pursuit of "the largest possible area".

Who is this collection for?

They want a house instead of an apartment They value clear rules They don't want to overpay They prefer proven solutions

This is an offer for people who think pragmatically.

In practice

What does this philosophy give you in practice?

Bory One does not try to be everything for everyone. It is a collection for those who want a calm decision.

Questions

Frequently asked questions about the Bory One collection

Prices, models, scope of changes and differences compared to the Standard collection — answers also for search engines and AI assistants.

What is the Bory One collection?
Bory One consists of four ready-made single-story houses with an area from 44.39 m² to 104.20 m², sold with a fixed design and fixed price. The layout of walls and windows is optimized and cannot be changed — in return, you know the price and deadline from the first conversation, and the design does not require months of arrangements. Prices start at 199,900 PLN gross, the facade is made of thin-layer mineral plaster on mesh, and you choose its color and texture, as well as the color of the window joinery. The collection is available in two finishing standards: raw closed and developer.
How much does a house from the Bory One collection cost?
From 199,900 PLN to 549,900 PLN gross, depending on the model and standard. Prices by model: Model 44 — 199,900 PLN (raw closed), 287,900 PLN (developer); Model 70 — 265,900 PLN (raw closed), 384,900 PLN (developer); Model 85 — 299,900 PLN (raw closed), 443,900 PLN (developer); Model 104 — 349,900 PLN (raw closed), 549,900 PLN (developer). The foundation slab — material and execution — and heat pump are included. Outside the house price remain the plot, connections, earthworks, construction manager and surveyor, and transport; we have gathered them in additional costs.
Which models are included in the Bory One collection?
Four single-storey houses: Model 44 (44.39 m², 2 rooms, from 199,900 PLN), Model 70 (69.96 m², 3 rooms, from 265,900 PLN), Model 85 (85.36 m², 4 rooms, from 299,900 PLN), Model 104 (104.20 m², 5 rooms, from 349,900 PLN). Each corresponds to a different life stage, not a different area — from a house for a single or couple to a house for a 2+2 family.
Which model from the Bory One collection to choose?
Instead of asking “how many square meters,” start with what stage of life you are at. Model 44 (44.39 m², single / investment) — for a single or couple who want a year-round house instead of an apartment. It will also work perfectly as an investment house for seasonal rental (layout 2+2). Model 70 (69.96 m², couple / 2+1) — for a couple or 2+1 family looking for a house for everyday life — without compromises typical for apartments and without the costs of maintaining a large villa. Model 85 (85.36 m², family) — for families who need a full-fledged family house (4 rooms) but consciously choose a reasonable size instead of excessive costs. Model 104 (104.20 m², large family) — the largest variant in the Bory One collection. Space for a large family while maintaining key optimization principles. You can calculate the price of the chosen house in configurator.
Can the layout of walls or windows be changed in Bory One?
No. The fixed design is an assumption here, not a technical limitation: no changes mean no costs for individual design, no months of arrangements, and no surprises on the construction site — thanks to this, we maintain a high standard at this price. You choose the model, finishing standard, and deadline, and for the exterior finish — the color and thickness of the plaster and the color of the window joinery. If you want to move walls and windows, this is served by Standard collection.
How does Bory One differ from the Standard collection?
By the scope of decisions, not the quality of execution. Bory One consists of four ready single-story designs (44.39 m²–104.20 m²) in two standards, from 199,900 PLN gross, without changes in layout. The Standard collection includes five designs (32 m²–117 m²), from 194,200 PLN gross, with changes in walls and windows priced individually and with the possibility of turnkey finishing. Technology, C24 wood, insulation, and warranty are the same in both. The comparison of the cards of both collections is in house catalog.
What is included in the price of a house from the Bory One collection?
The collection is available in two finishing standards (without turnkey option): Closed shell — foundation slab and C24 frame, roof and facade, triple-glazed windows; Developer — everything from the closed shell, PUR insulation 15–20 cm, heat pump and dry screed. In each you get a foundation slab, C24 wood structure cut to size in the hall, cost estimate and schedule before the first payment, and one supervisor managing the investment. The full list of works is included in scope of works, and the standards comparison — standards page.
How long does it take to complete a house from the Bory One collection?
Assembly of prefabricated elements on the plot takes 2–14 days, and production to developer standard 3–4 months. The longest are formalities before start — from 3 to 6 months, depending on the plot status — and the production queue is currently about 6 months, so the place in it is reserved in advance. The stages with deadlines are detailed in schedule of implementation.
In what technology are houses from the Bory One collection built?
In wooden frame technology with certified C24 wood. Walls, ceilings, and roof are prefabricated in a hall in Okoniny Nadjeziorne and assembled on site — hence assembly counted in days, not months, and no technological break for wet works. Houses are year-round, in WT 2021 standard: PUR insulation, triple-glazed joinery, heat pump, and underfloor heating. Details are described in technology page i technical standard.
