Investment process management

Schedule implementation investment

A clear step-by-step process. From concept to key handover — ten steps with a specific final result for each.

Stage I
6–10 weeks
Formalities and design
Plot verification, contract, adaptation, permit.
Between stages
3–6 months
Production queue
It is reserved by the contract. Runs parallel to formalities.
Stage II
3–4 months
Production and assembly
Foundation, prefabrication in the hall, assembly on the plot.
Stage III
1–2 weeks
Acceptance and formalities
Protocol, warranty cards, notification for use.
Total from contract to keys
The queue and formalities run in parallel, so the total is shorter than the sum of stages.
6–10 months
Stage I Legal and formal preparation
6–10 weeks
01

Plot verification and planning advice

Analysis of MPZP or WZ, availability of utilities, identification of restrictions: building lines, biologically active area, access, terrain shape.

Effect Verification report and design recommendations.
02

Conceptual design and configuration

Choice of house model, execution variant (SSZ, developer, turnkey), specification of individual and material changes.

Effect Approved conceptual design and preliminary pricing.
03

Signing the main contract

Defining the scope, payment schedule, and responsibilities of the parties, appointing a project supervisor. At this point, we reserve your place in the production schedule.

Effect Signed contract, reserved production slot, process start.
04

Adaptation of the design to the plot

Preparation of a map for design purposes, adaptation of the design by our architect in the Bory Home system, industry consultations. You can track progress in the app.

Effect Complete project documentation.
05

Obtaining administrative decisions

Preparation of documentation for building permit or notification, support in contacts with authorities.

Effect Permit or no objection — ready for construction.
Between stages
Production queue
The slot reserved by contract is waiting for its turn in the hall. The waiting runs in parallel with formalities from stage I, and during this time we start orders for the structure, joinery, insulation, roof covering, facade, and installations. Therefore, it is worth signing the contract earlier, even before obtaining the permit.
3–6 months
Stage II Project implementation
3–4 months
06

Soil and foundation testing

Geotechnical survey and site preparation — humus removal, leveling, substructure — on the investor's side. We perform the foundation slab according to the project.

Effect Ready slab for prefab installation.
07

Prefabrication in the hall

Production of structural elements, insulation, joinery, and installations under controlled conditions. Technical quality acceptance.

Effect House disassembled into prefabs, prepared for transport.
08

On-site assembly

Transport of elements, assembly of the structure, tight connections, technical tests, connection of installations.

Effect House in developer state. Assembly: 2 days to 2 weeks.
09

Finishing and final acceptance

Finishing works, installation of final installations, quality control, technical acceptance with the client.

Effect Building handed over with manufacturer's warranty on the structure.
Stage III Acceptance and formalities
1–2 weeks
10

As-built documentation and notification

Handover of acceptance protocol, warranty cards, and installation diagrams. Support in notification for use.

Effect Completed investment, house approved for use.
Payment schedule — seven installments
10 / 20 / 30 / 15 / 10 / 5 / 10 % of the contract value, payable after notification of the next stage. Upon acceptance, you settle 90%, the last 10% after the acceptance protocol.
