What house can you buy for 200, 300, 400, and 500 thousand zlotys?

Specifically: which house fits your budget in raw, developer, and turnkey condition — separately for the house itself and separately for the entire investment with plot, connections, and supervision.

A small Bory Home house with a terrace and wooden pergola on a forest plot

In short. For 200,000 PLN you can buy a house from us in a closed shell state — the largest that fits is Model 44. For 300,000 PLN you get developer finish: Model 44. For 500,000 PLN — Model 85 in developer finish, and for 600,000 PLN a turnkey house: Bory Classic.

These are prices for the house only. The real investment budget also includes the plot, connections, supervision and transport — below we show both views side by side.

What fits in a given budget

Each box shows the largest house that fits the amount, along with its price. The table reads prices from our price list, so it always shows the current state.

Budget Shell closed Developer standard Turnkey

250 000 zł Model 44 44 m² · 199 900 zł does not fit does not fit
300 000 zł Model 85 85 m² · 299 900 zł Model 44 44 m² · 287 900 zł does not fit
400 000 zł Model 104 104 m² · 349 900 zł Model 70 70 m² · 384 900 zł Bory Compact 32 m² · 359 500 zł
500 000 zł Bory Elite 117 m² · 475 520 zł Model 85 85 m² · 443 900 zł Bory Compact 32 m² · 359 500 zł
600 000 zł Bory Elite 117 m² · 475 520 zł Model 104 104 m² · 549 900 zł Bory Classic 56 m² · 511 600 zł

One pattern is visible: the same amount gives either a large house in closed shell state or a much smaller turnkey house. The difference between standards is greater than the difference between models.

Budget of the entire investment, not just the house

When someone says “I have 400 thousand for a house,” they usually mean the whole thing. Besides the house price, every build has fixed items: design and formalities, connections, supervision, work around the house and transport of prefabricates from our hall. It summary of additional costs averages 60,000 PLN. Add transport for 200 km by two trucks (4,320 PLN) and a crane for assembly (1,800 PLN) — about 66,000 PLN total.

Here is the same table when this amount is added to the house price:

Budget Shell closed Developer standard Turnkey
200 000 zł does not fit does not fit does not fit
250 000 zł does not fit does not fit does not fit
300 000 zł Model 44 44 m² · 266 020 zł does not fit does not fit
400 000 zł Model 85 85 m² · 366 020 zł Model 44 44 m² · 354 020 zł does not fit
500 000 zł Model 104 104 m² · 416 020 zł Model 70 70 m² · 451 020 zł Bory Compact 32 m² · 425 620 zł
600 000 zł Bory Elite 117 m² · 541 640 zł Model 85 85 m² · 510 020 zł Bory Classic 56 m² · 577 720 zł

The plot is not included — its price depends on location and can be a bigger item than the house itself. If you already have it, it can serve as own contribution for a loan.

Budget by budget

200–250 thousand PLN

This is the level for a house in closed shell state: Model 44 for 199,900 PLN. You get a closed shell with foundation slab, roof, facade and windows, and you finish the interior at your own pace. It is a reasonable choice if you have a plot and time but do not want to take a large loan.

300 thousand PLN

Here begins the developer finish: Model 44 for 287,900 PLN — with insulation, installations and heat pump. For the same money you can also have a bigger house in shell state: Model 85 (85 m²). This is the most common dilemma in this range: square meters now or technical readiness immediately.

400 thousand PLN

In developer finish fits Model 70 (70 m²), and in closed shell even Model 104. If you count the whole investment including formalities and connections, realistically you are around a house for 330 thousand.

500 thousand PLN

Model 85 in developer finish, i.e. 85 m² technically ready. With this budget it is worth considering the variant “smaller house but turnkey” — Bory Compact fits in this amount.

600 thousand PLN and more

Turnkey fits Bory Classic, and in developer finish Model 104. Above this amount the choice stops being a matter of budget and starts being a matter of size and how much work you want to leave for yourself. Full price list of all houses is in the article about how much a prefabricated house costs.

How to stretch the budget without lowering the standard

Buy closed shell, finish later. The house is closed and secured, and you do installations and finishing when you have the funds. This is the most common way to start building with a smaller amount.

Reduce size, not standard. A smaller house with a heat pump and good insulation will be cheaper to maintain than a larger, sparingly built one — we show this in the article about house maintenance costs.

Calculate the installment before you decide. A 100 thousand difference in house price is a concrete monthly amount — you can check it in loan calculator. We help with bank formalities, which we describe on the loan assistance.

Include the plot from the start. This is the only item that cannot be spread over stages or postponed.

What to watch out for in cheap offers

Houses “from 150 thousand” in ads usually do not include items that are included in our price or are calculated separately and explicitly. Before comparing two offers, check four things in each: whether the price includes foundation slab (ours does, in every standard), whether transport and assembly are added (calculated from the hall, according to the rate per kilometer), whether the amount given is gross (with us yes) and what is heat source. The latter can double the heating bill — we wrote about this in the article on heating cost.

Questions and answers

Frequently asked questions

What house can I buy for 300 thousand zlotys?

In developer condition Model 44 for 287,900 PLN, and in closed shell even Model 85. To this, you need to add the plot and about 66 thousand zlotys of costs that every construction has.

Is it possible to build a house for 200 thousand?

Yes, but in a closed shell state and on your own plot — Model 44 fits. With formalities, connections, and transport, the real entry threshold is higher.

What is the cheapest house in the offer?

The lowest price in the price list is 194,200 zł for the smallest house in a closed shell state. However, the cheapest to maintain is another house — the smallest model does not have a heat pump, only heating mats.

Can the price increase after signing the contract?

No. The amount from the contract applies throughout its duration, regardless of material prices. It only changes if you request a change in scope.

Can the plot be a down payment?

Yes, banks usually accept it and it is the most common way to reduce the required cash. Details depend on the bank and valuation — we help prepare this.
