How much does a prefabricated house cost in 2026? Prices, cost per m² and full budget

Current prices of prefabricated houses in three standards, cost per square meter, expenses beyond the house price and an example budget of the entire investment — without rough estimates.

Ready foundation slab for a prefabricated house, prepared on the plot

In short. A prefabricated house in our offer costs from 194,200 zł in shell closed condition. A technically ready house, in developer condition, costs from 279,300 zł, and finished turnkey — from 359,500 zł. The square meter in developer condition costs from 5,200 zł/m² in larger houses to 8,700 zł/m² in the smallest.

The price of the house is added to the plot and expenses that every construction has: formalities, connections, supervision and transport. In our summary, this is on average 60,000 zł gross.

Two collections differ in the scope of decisions, not in the quality of execution. Bory One these are ready projects with a fixed layout — in exchange for no changes you get a lower price and two standards to choose from: shell closed or developer. In the Standard collection you move partition walls and windows (each change is priced separately) and you can order a house even turnkey. The structure made of C24 wood, insulation and warranty are the same in both collections.

How much does a 35, 50, 70, 90 and 120 m² house cost

Most questions about price concern a specific area. These are the closest equivalents in our offer — plans, scope and full specification can be found on the card of each house.

House about 35 m²

Bory Compact (32 m²) costs 194,200 zł in shell closed condition, 279,300 zł in developer and 359,500 zł turnkey. This is our only house where a heat pump or gas furnace does not fit — it is heated by heating mats, so the heating bill is the highest in the entire offer.

House 40–60 m²

Model 44 from the Bory One collection: 199,900 zł in shell closed condition or 287,900 zł in developer. If you want turnkey finishing, the closest is Bory Classic (56 m²): 273,300 zł, 420,880 zł or 511,600 zł turnkey.

House about 70 m²

Model 70 costs 265,900 zł in shell closed condition and 384,900 zł in developer. We do not offer a turnkey version in this size — Bory One ends at developer condition. You can order a smaller Bory Classic (511,600 zł) or a larger Bory Simple (707,070 zł) turnkey.

House 85–90 m²

Model 85: 299,900 zł or 443,900 zł. In the Standard collection this size is Bory Simple (87 m², turnkey 707,070 zł) and Bory Premium (90 m², turnkey 787,970 zł).

House 100–120 m²

Model 104 with five rooms costs 349,900 zł in shell closed condition and 549,900 zł in developer — this is the lowest price per meter in our offer. The largest house, Bory Elite (117 m²), is 764,960 zł in developer standard and 962,600 zł turnkey.

What determines the price of a prefabricated house

Finishing standard. This is the biggest price difference for the same house. The closed shell stage includes the structure, roof, facade, windows, and exterior doors. The developer standard adds PUR foam insulation, installations, heat pump with underfloor heating, ventilation with heat recovery, dry screed, and Fermacell board walls prepared for painting. In Model 70 this difference is 119,000 zł.

Area. A small house is more expensive per square meter because the foundation, bathroom, installations, and heat source cost similarly regardless of size. This is visible in the table: a developer standard square meter in Bory Compact costs 8,700 zł/m², while in Model 104 it is 5,280 zł/m².

Fixed design or changes. Bory One has an unchangeable layout, which makes production repeatable and the price lower. In the Standard collection you can change the layout of walls and windows, but each such change has its own pricing.

Building location. Walls, ceilings, and roof are made in our hall in Okoniny and arrive at the plot ready. Transport is calculated from the hall, so the further the plot, the higher the delivery cost — more on this below.

Shell closed, developer or turnkey

Shell condition closed are chosen by people who want to finish the house themselves or with their own team. The house is closed and secured from the outside, and the interior awaits installations. You prepare the removal of topsoil and the base for the foundation slab yourself — we do not prepare the plot in any standard.

Developer finish is chosen by most clients. The house is insulated, has installations and heating, and to move in you only need floors, painting, interior doors, and sanitary fixtures — tasks easiest to outsource or do yourself.

Turnkey is offered only in the Standard collection. You get the house with floors, painting, bathrooms, custom kitchen, lighting, and fittings. Household appliances are not included in this standard.

Costs beyond the house price

The house price includes the building in the chosen standard. Beyond that, every construction has expenses resulting from regulations and plot conditions. According to our additional cost summary (issue 2026/01) they look like this:

  • Design and formalities — 14–18 thousand zł: project adaptation to the plot, map for design purposes, soil tests, notification or building permit.
  • Connections and access road — from 6 thousand zł: design and execution of electricity, water, and sewage connections; cost increases with distance from networks.
  • Supervision — 5–10 thousand zł: mandatory construction manager and surveyor who marks the house on the plot and performs inventory after completion.
  • Works around the house — 10–40 thousand zł: land leveling, fencing, terrace — depending on your expectations.
  • Septic tank or domestic treatment plant — 10–30 thousand zł, if there is no sewage system on the road.
  • Transport and crane: 10.80 zł gross per kilometer from the hall in Okoniny (for Model 70 and Model 85 two trucks are used) and 1,800 zł for the crane for assembly. You can check the cost for your plot in transport calculator.

Altogether this averages 60,000 zł gross, and depending on the plot an additional 5–15 thousand zł: electricity and water for construction, insurance, notary, removal of excess soil.

Sample budget: Model 70 in developer condition

  • House in developer standard: 384,900 zł
  • Additional costs (average from summary): 60,000 zł
  • Transport for 200 km, two trucks (200 × 10.80 zł × 2): 4,320 zł
  • Crane for assembly: 1,800 zł

Total, excluding plot: 451,020 zł. Plus interior finishing on your own. If you finance construction with a loan, you can calculate the installment for this amount in the loan calculator, and how we guide you through the bank procedure is described on the loan assistance.

Can the price increase during construction

No. The amount entered in the contract applies throughout its duration, regardless of material price changes. The final amount changes only if you decide to change the scope — for example, moving a wall in a Standard collection house or adding an extra equipment element. Payments are spread over construction stages; the order and amount of installments are described in the payment schedule.

Is a prefabricated house cheaper than a brick one

Comparing just the price per square meter can be misleading because offers differ in scope. Three things matter. First is predictability: with prefabrication you know the total building cost before starting, while traditional construction cost estimates usually change along the way. Second is time: elements are made in the hall, and assembly on the plot takes days, not months — so you pay less for renting accommodation and interest on loan tranches. Third is costs after moving in: our houses meet WT 2021 technical requirements, and heat pump and PUR insulation are included in developer standard. You can check how much heating a specific house will cost in heating cost calculator.

Do house prices include VAT?

Yes. All prices in our offer and in this article are gross prices.
